Real value is determined by the assessor. Any questions about valuations should be directed to the assessor. The real assessment is determined on January 1st of each year.
Rates of each political subdivision are determined by each entity (Rate X Assessed value = Tax).
Mortgage requests are made by the individual companies. The bills and receipts are sent to each company.
If real estate taxes are not paid by December 31st, interest and penalties are added.
Common questions:
Q: I did not receive a bill; therefore, I don't owe the penalty.
A: Yes! You owe the penalty if not paid on time. Failure to get a
bill does not relieve the obligation of the taxpayer to pay on time.
Q: I just bought the property in June. Do I owe taxes for the whole
year?
A: At the time of closing with a bank or Title company, the buyer usually
received credit. They would owe the collector for the whole year. The
closing agent could explain the details.
Q: How do I change the name or names on my real estate?
A: A deed must be filed in the recorder's office. This information
is sent to the assessor's office.
